Bridging Finance - Short-term finance

Bridging loans can provide an effective short-term source of finance. Bridging finance can be split into three categories; regulated, unregulated and second-charge bridging, all of which can be useful tools for purchasing assets.

 A second-charge bridging loan can provide a type of finance if you’re looking for additional borrowing, if you don’t want to refinance your existing loan. The loan to value rate of second-charge finance can be secured up to 70% if your property has sufficient equity.

Development Finance - With and without planning

Another short-term funding option, development finance is a  type of loan facility that borrowers use to fund the purchase of land with planning and the subsequent construction works needed to complete the work.

Depending on the deal itself it is possible to generate 100% of funding for the construction works.

 Finance is also available from certain lenders for land where planning has not yet been approved but has been or intended to be applied for.

The main criteria of a property development loan includes providing the lender with sufficient planning for the development, in addition to securing the loan against another property, and against owned valuable assets in which you hold adequate equity in. Furthermore, the lender will also take the future value of the property into consideration when negotiating a loan.

Development finance will allow developers to turn their building ideas into a commercial reality, by allowing them to raise their finance.

Commercial Finance

This can be categorised in two sections, a loan to assist in the purchase of a business trading premises or for purchasing a commercial property i.e. shop/warehouse, light industrial for investment purposes.

Lending to purchase a commercial investment property is dependant on the type of tenant in situ, the agreement in place (years remaining, break clauses etc), location of property as well as experience of the client.

Portfolio Buy To Let - When lending on a portfolio
of residential properties

A Portfolio Buy to Let or sometimes called a Professional Buy to Let product can help you refinance a number of residential properties with one lender.

mixture of commercial on the GF and typically flats above
